It is the most fundamental metric in real estate valuation and forms the base for all property valuations.
Site rate is the value of a developed or partially developed plot, which includes the raw land value (land rate) plus the value of any site improvements. Site improvements include boundary walls and fencing, leveling and grading, drainage systems, access roads and pathways, utility connections (water, electricity, sewage), and landscaping. Site rate is always equal to or higher than land rate because it accounts for the investment in site development.
